The Property Manager will contribute to all four promises aspired to by the SU, by managing a portfolio of properties let to our members and assisting the team in providing a great service. We're ideally looking for someone with Property Management experience, and committed to bringing their A-Game to this position as this role is unlike any commercial outlet you have ever workled for.
The role will give you full responsibility of a portfolio to manage and you will become part of an amazing team dedicated to helping our members enjoy their housing experience through their journey here at Essex University.
WHAT YOU'LL DO.
THE DAY TO DAY.
You would be joining a very strong team made up of the Lettings Manager, Property Manager, Accounts Assistant, Administrator and a student member of staff. We all work together to achieve our goals, and provide an amazing service to our students.
You will be responsible for managing the portfolio of managed properties for Essex Student Lets Ltd and providing a quality service to tenants and landlords. You will assist the Lettings Manager in day-to-day operations of the department and deputising for the Lettings Manager in their absence. This may include working with our Southend and Loughton Campus.

Your Responsibilities
The things you'll be looking after
- Manage systems for an effective operation of the lettings office, including inspection of properties, agreements with landlords, tenancy agreements for students and financial controls.
- Liaise with landlords, making recommendations on necessary improvements, organise repairs if required.
- Manage ‘LETMC’, the online lettings service for advertising properties ensuring all properties have council-approved accreditation and relevant certificates.
- Ensure all student customers are fully aware of their rights and responsibilities when entering into a letting agreement.
- Deal effectively with student customer issues, both prospective and actual tenants, offer first class customer service in seeking solutions and options, e.g. student tenants facing rent arrears or other housing problems.
- To carry out regular visits to the managed properties and to perform management of the check in’s and check out’s process, releasing deposits and liaising with students and landlords regarding deductions to be made.
- Carry out viewings for new tenants.
- Deal with housing repairs quickly and effectively, prioritising these as they arise.
- Work in line with the Finance Department and procedures regarding clear monitoring of rent payments and the collection of any rent arrears.
- Deliver regular reports on performance, business, finance and forecasts as requested by the Lettings Manager.
- Make recommendations for development of the service at Colchester Campus.
- Work with Southend and Loughton Campuses on relevant lettings work.
- Working with the local Colchester borough council and other authorities regarding the accreditation scheme for student accommodation.
- Ensure first class customer service levels are delivered at all times.
- Develop key relationships in the campus and wider communities to promote the Lettings Service.
- To positively identify equality and diversity issues at all times and ensure best practice is implemented.
- Any other duties considered appropriate, by the Line Manager.
- To keep up-dated with relevant national and local developments and attend staff, departmental meetings, external meetings and conferences as required.
- Liaise regularly with the University of Essex Accommodation Services.
- Attend the meetings of the Commercial Management Team from time to time and provide relevant information and support.
- To ensure clear distribution of information, relating to student volunteering, within the Union, University and outside bodies.
- To abide by the Constitution of the Students’ Union, policies and procedures at all times.
- To contribute to the positive image of the Union with students, the University and the local community.
- To undertake other projects and responsibilities compatible with the level and nature of the post as required by the Lettings Manager.
- Observe the Student / Staff protocol.
